PROPERTY MANAGER ORGANIZATION:
Sarjac Partners, LLC DESCRIPTION:
Reporting to Ownership, the Property Manager will have direct responsibility for the oversight and management of all aspects of day-to-day operations of the property(ies), including tenant relations, maintenance, and repair, and project management.
The Property Manager is the main contact person who takes care of all the important details required to run Commercial Office buildings, Mixed use properties and will be cross trained on residential properties.
This is an on-call position for building related emergencies.
DUTIES AND
Responsibilities:
Field All Tenant Requests Delegate and supervise scheduling of maintenance work.
Work with Ownership to communicate and delegate work to all staff.
Provide project management for capital projects and major repairs and maintenance, solicit a minimum of three quotes for any capital or tenant improvement projects.
Develop task schedules for maintenance and preventive maintenance.
Complete weekly inspections of properties and follow-up on maintenance work.
Maintain Work Order System and ensure contracted preventive maintenance of building systems is maintained in accordance with service agreements.
Handle all emergencies that may arise.
Communicate all problems and make recommendations to Ownership.
Supervise assigned maintenance staff and custodial personnel to ensure that they are performing routine activities and remedial tasks as required.
Maintain excellent professional relationships with tenants.
Maintain professional relationships with suppliers, vendors, and professionals servicing the properties.
Responsible for overall property management responsibilities, including maintaining the physical integrity of assigned properties and support of the Ownership's goals and objectives.
POSITION REQUIREMENTS AND
Qualifications:
3-5
years of experience in commercial property management.
In depth knowledge of commercial building operations and maintenance.
Experience with work order systems such as, SimplifyEm, Impak Building Solutions, Building Engines.
SimplifyEm is current software.
Proficient in Microsoft Office products.
Proven ability to maintain strong vendor and supplier relationships.
Strong project management experience.
Experience with bidding process and the development of detailed work specifications.
Experience in managing maintenance staff.
Proven success in maintaining strong client relationships and satisfied property owners.
EDUCATION:
Bachelor's degree or equivalent relevant professional experience COMPENSATION:
$65,000-$85,000commensurate with experience, annual bonus, paid time off, and flexible hours.
